    Will Boracare mold care harm PVC or metal surfaces?

    Boracare with Moldcare is corrosive to both metal and PVC pipes and care should be taken to keep the product on wood only.

    Are there issues with using BORACARE with MOLD-CARE on pressure-treated lumber?
    Are there any issues with using BORACARE with MOLD-CARE on the pressure-treated framing of a deck? We have a mystery mold problem on our deck, which sits in full sun and even with repeated cleaning and re-staining with Behr Deck Stain, which supposedly has mold-preventative properties. We are removing all of the deck boards and railings but need to clean and treat the framing before we replace the decking and railing with PVC. I see from other questions that this product is fine for use outdoors and on wood, but I am worried that all of the other chemicals in the pressure treated wood would prevent absorption. If this works, the plan is to clean with Mold Clean, and then treat with BORACARE with MOLD-CARE.

    When applying Boracare in crawlspace, should floor insulation be removed?
    Mold appears to be up to just beneath insulation

    The insulation should be removed so that the Boracare can be applied directly to the wood.

    Can I apply Boracare with Mold Care over basement drywall that has had old termite and mildew damage?
    My basement had wallpaper over drywall and when removed had old termite damage but not any active termites and mildew around the floor. Can I use a roller to apply to the drywall as a preventative to both termites and mold and if so would I use the 1:1 ratio or the 5:1 ratio.

    We dont recommend using a product like this on drywall as the extreme amount of moisture you would be applying could compromise the stability of the structure. If there is mildew on the drywall we highly suggest replacing it with pre-treated drywall. The studs and joists behind the drywall however could certainly be treat with the Boracare with Mold Care and you would use it at a 5:1 ratio. Only if you are having active infestations would you use a 1:1 ratio and it would be with just Boracare. Please let us know if you have any other questions.

    I have fungus in my crawlspace on the floor joist.
    Can I just spray Boracare on the fungus to treat it or do I have to remove it first?

    BORACARE with MOLD-CARE will treat and prevent fungus and mold. Please make sure to follow the label closely and to mix entire contents of Boracare and Moldcare together with 5 gallons of warm or hot water.

    Does Boracare with Mold-Care also kill decay fungi including white rot, brown rot, and wet rots?
    My pest control company uses Timbor to treat crawlspaces for mold. However, after doing some research I see that Timbor does not kill and prevent mold. So I'm wondering if Boracare w/Mold-Care kills mold AND everything Timbor kills (such as decay fungi including white rot, brown rot, and wet rot). I need a compound that kills it all (just to be safe)! Thanks for your time.

    Yes, BoraCare with Mold-Care will kill existing mold and prevent future mold growth, but it will not remove the black stains caused by mold and fungus.  To remove the actual stains from mold and fungus, you should apply Mold-Clean before applying the BoraCare with Mold-Care.  Let us know if you have any further questions!

    What respirator is approved for using with both BoraCare and BoraCare w/Mold Care products?
    We would be using both of the products BoraCare and BoraMold and applying by pump sprayer.

    Any respirator will work when applying either version of Boracare. We normally recommend if spraying in tight areas where there is little fresh air flow, to use our Comfo Classic Professional Respirator with cartridges. Please let us know if you have any other questions.

    Bora-Care with Mold-Care won't hurt anything if it gets on treated wood or Advantec will it?

    What is basic warranty for Bora-Care with Mold-Care in a crawl space

    There is no warranty for the Bora-Care with Mold-Care but the product does last for the life of the wood when applied per the instructions on the product label.

    We are going to be treating subfloor structure above a large basement that is used as a den.
    My question is concerning cleanup. Since this space is well used by us and our pets. We plan to sheet floor and walls with plastic and follow application procedures. Are there any special concerns about cleanup off of floors? Can any accidental overspray or spills simply be wiped up with paper towels and a cleaning agent after it has dried? Is there any chance of the product becoming active if it gets wet again after drying? I found a lot of good information about prep and application, but am having trouble finding info on cleanup. Thanks.

    You should lay plastic tarps over the entire floor area to catch any drips or over spray. You should also wear a protective coverall, respirator, gloves and goggles to protect yourself. You can find all of the personal safety equipment in our Professional Safety Kit. Once the product has dried it is safe for people and pets to be around. You should no concern about the areas if they get wet again after drying. Clean up over-spray as best you can with water, soap, and rags. It will only last and remain when on bare wood.

    If I mixed boracare with mold care at a 1:1 rate, would it kill existing termites and existing mold?

    BORACARE with MOLD-CARE is labeled to be mixed at a 1:5 ratio and will not kill existing wood boring pest, only mold. You would want to use normal Boracare at a 1:1 ratio to treat wood boring pest.

    What if you thin it down with water, can you use Bora-Care with Mold-Care in a fogger?

    What happens after the Bora-Care with Mold-Care treatment dries?
    We had our floor joists treated for mold, fungi or whatever (20 yr old home) with the clear BoraCare with Mold by a local professional. One area a week later has a dry dusty substance. Does the treatment dry and let the inactive substance become powdery or dusty? Or did they miss that area?

    Yes, Bora-Care with MoldCare will treat the same types of rot that Timbor and the standard Bora-Care will cover.  It just has the added benefit of treating and preventing mold and you are correct that Timbor will not kill or prevent mold.

    Once BORACARE with MOLD-CARE is mixed, how long can it be kept?
    I plan on treating some wood underneath some drywall but not all sections will be exposed at once. Possibly weeks/months in between. Once mixed, how long does the mixture keep?

    Be sure to use any diluted BORACARE with MOLD-CARE solution within 24 hours of mixing. The shelf life in the original bottle if kept in a cool dry area is 3 years.

    Will the overspray from this product stain the concrete slab? Is there any clean-up necessary on concrete?

    Boracare with Mold Care should not produce a signifacnt amount of overspray if applied following the label insturctions and will not stain any concrete should the product happen to get on it.  Boracare with Mold Care is not to be rinsed off into any sewer systems without previously notifying the local sewage treatment plant authority. For guidance contact your state water board or Regional Office of the EPA.  If your application is in an enclosed area, it is recommended by the manufacturer to use a Professional Pesticide Application Safety kit.

    Will Boracare with Mold Care do the same thing as regular Boracare?

    No, Bora-Care with Mold Care will not eliminate existing termites, powder post beetles, or other wood destroying organisms because it is mixed at a 5:1 ratio to eliminate mold. You need to mix normal Bora-Care at a 1:1 ratio to eliminate existing wood eating insects.

    Can I use Bora care with mold care on a wooden timber bridge deck, and can I apply a sealer over the Bora care

    As long as the wood is in a raw state, you can use it. Boracare with Moldcare will penetrate up to 4 in and last the lifetime of the wood. After the treatment has dried, you can seal it.

    Can Boracare w/ Moldcare be used in a limited fashion where I need both mold and powderpost beetle control?
    I have a limited area (25 sq ft +/-) where there is both some heavy mold AND powder post beetle problems. Can I mix up a small batch of BC/MC at a 5:1 ratio to fix the problem area???

    Bora-Care with Mold Care will not eliminate existing termites, powder post beetles, or other wood destroying organisms because it is mixed at a 5:1 ratio to eliminate mold and you need to mix normal Bora-Care at a 1:1 ratio to eliminate existing wood eating insects.  You would need to use both products follwoing their own dilution rates to get control of both the beetles and mold.
